Former Ford Stamping Tools Site, Dagenham Green

Dagenham Green, East London

Soilfix were contracted to carry out materials processing cut/fill earthworks, development platform preparation and ground improvement to enable Peabody Housing’s 1,800 unit, multi-phased sustainable regeneration scheme in line with UK Circular Economy requirements.

Client: Hill Partnerships (Special Projects)
Date: 2024 - 25
Type: Materials Management, Ground Improvement & Earthworks
Value: £6.5M

THE CHALLENGE:

Soilfix provided Early Contractor Involvement (ECI) to Hill Partnerships in support of their bid to progress works on this 44-acre site. Having previously been subjected to site-wide demolition, significant geotechnical challenges associated with variable fill materials & long-term settlement potential (associated with Made Ground, alluvial clays and peats) were identified—in particular along main road / infrastructure corridors with deep drainage.

OUR SOLUTION:

Soilfix have developed and implemented large-scale earthworks, development and load transfer platform preparation fully in accordance with CL:AIRE Code of Practice, including:

  • Cut & fill reprofiling to form development platform levels and water balancing ponds;
  • Break-out of remnant slabs and substructures —processing to 6F2 grading for re-use;
  • Construction of sustainable ‘hybrid’ pile platforms using cement-stabilised fill, capped with site-won crushed aggregate;
  • Construction of concrete pile caps and basal load-transfer platforms over 3,000nr Controlled Modulus Columns (CMCs), along 650 linear metres of infrastructure corridors to depths of up to 6.5mbgl—120,000m3 excavation required with a comprehensive dewatering solution to facilitate safe construction;
  • High-strength geotextiles installed bi-directionally within a crushed aggregate layer to form 1.4m thick basal load transfer layers below all main road & infrastructure corridors;
  • Screening/sorting Made Ground containing deleterious / oversized materials;
  • Importation of over 30,000te recycled crushed aggregates to supplement site-won materials to implement all works;
  • >70,000m3 cement stabilisation to create hybrid platforms, as well as a uniformly engineered fill to infrastructure corridors (in lieu of graded aggregates); and,
  • Comprehensive geotechnical testing to demonstrate compliance with the client’s Earthworks Specification.

A total of 250,000m3 of soils & hardcore were successfully managed during the works. In spite of significant logistical constraints, Soilfix successfully enabled the ongoing infrastructure construction programme whilst meeting all client KPI’s for Health, Safety & Environmental performance.
