THE CHALLENGE:
This 1Ha former Bus Depot and Storage Warehouse was subjected to demolition to prepare the site for further mixed commercial end-use. During breakout and removal of surface slabs, the demolition contractor encountered a layer of granular sub-base material containing visible Asbestos Cement (AC) fragments. A significant volume of AC impacted material was stockpiled in a designated quarantine area.
Due to the prohibitive cost of removing this material off-site, the client engaged their geoenvironmental consultant (Ramboll) and Soilfix to jointly formulate a more sustainable materials management solution. Our client also requested that any future construction works do not require significant abnormal safety precautions when re-using the processed materials.
OUR SOLUTION:
Soilfix implemented a sustainable and cost effective and solution in conjunction with Ramboll, all in accordance with a Materials Management Plan (MMP) developed fully in accordance with CL:AIRE Code of Practice (CoP), including:
- 2,500m3 made ground containing gross quantities of AC fragments subjected to modular processing to segregate visible fragments as Notifiable Non-Licensable Works. Over 9 tonnes of bagged asbestos waste removed off-site;
- Segregated oversize and mid-range aggregates (>25mm size) blended with existing crushed material to produce a recycled aggregate once deemed free from visible AC fragments; and,
- Site-won fines containing negligible quantities of small AC fragments subjected to comprehensive verification testing, comprising %w/w Quantification and Laboratory ‘dustiness’ testing to confirm suitability for re-use in accordance with a construction phase asbestos management plan.
All works were completed fully in accordance with the Control of Asbestos Regulations (CAR) 2012, enabling 100% material re-use. Modular processing saved our client over £900K on the cost of removing these materials off-site as hazardous waste including active rate of landfill tax.
